Looking at web-sites like ours is all well and good but what happens next? There are several important points that we feel we should draw your attention to.
Buying a property in Spain differs in many ways to the UK not least in the way the agents work. It’s normal practice for a Spanish Estate Agent to charge commission to both the buyer and seller. The average is 5% which is then split and charged at 2.5% to each party. Our Commission to you is 2.5% (+ 16%VAT). Should you decide to buy, this will be added to the price shown on the web-site or that agreed with vendor.
Our relationship with local agents means that you pay exactly the same as a Spanish person would if they saw the property advertised in Valencia.
It's also quite usual for a house to be represented by two or three agents, often at wildly differing prices! Some agents specialising in marketing to the British have been known to exploit this situation. It is not uncommon to see price differences of up to 15%!
Bear in mind that commission is not included in our prices, other agencies may differ in their policy. In the event that you do see one of our properties at a lower price elsewhere, please tell us.
We always recommend you research as thoroughly as possible before committing. As with any property purchase it is ultimately 'buyer beware'. |
