As a rule of thumb we recommend the buyer should budget for an additional 10% on top of the asking price listed on the web site. This is to cover IVA (Spanish VAT at 7%). Notary fees and a Solicitor.

On top of this is our commission of 2.5% (+16%IVA)This will be added to the sale price shown on this web-site (or the price agreed with the vendor if lower). This will be paid directly to us on the day of completion.

We always recommend you appoint an English-speaking Solicitor. Valencia-Estates have their own bi-lingual solicitor who has trained in the UK as well as Spain. She'll be happy to assist you in all aspects of your purchase. There is absolutely no obligation to use our service, so you are free to appoint your own legal representative if you prefer.

If you require a Spanish mortgage there are costs involved in setting up and registering the loan. This can sometimes add up to an additional 2.5%, although normally it's around 1-1.5%.
