| Would you buy an older style house in the UK without getting a full structural survey? The answer is almost certainly no, so why should it be any different in Spain?
It is Valencia Estates policy to recommend that clients commission a full structural survey on properties of fifteen years old and over. Of course, ultimately it's your decision, but in our opinion it is money well spent.
Most Spanish Banks don't insist on a full building survey as a condition of lending. They will usually conduct only a basic valuation, making it all to easy for you to purchase a property with unseen and potentially serious structural defects.
We can recommend the services of a locally based English R.I.C.S (Royal Institution of Chartered Surveyors) Chartered Surveyor. He will conduct a thorough examination of the property and prepare a comprehensive written report. The fee includes a verbal appraisal to the client on the evening of the survey, followed by a bound written report (of around 10 pages) which will be sent out by post as well as email. Dependent on the result, any minor problems can then be used as a bargaining tool with the vendor.
