Fees are dependent on the size of property, but as a guide, a three bed, two bathroom property (without under-build) will be in the region of £600 (+IVA) and for four bedrooms £700-800 (+IVA). A 2 bed city apartment would be around £550 (+IVA). Payment for the service has to be made in advance, and if paying by money transfer or cheque, funds must have cleared before the day of the survey. Cancellation is possible up to 24 hours before the appointment.

In view of the significant investment at stake when purchasing a property, we believe the cost of a survey represents excellent value for money and is in fact a small price to pay for peace of mind. We recommend that if you wish to commission a survey, you do so before paying the full 10% legally binding deposit. It is suggested that you make a deposit payment of €3000 to take the property off the market whilst you conduct your survey. If you don't do this the vendor is free to sell the property to another party, despite your commitment to a survey and the costs involved.
